What is the Energy Performance Certificate of a building?
It is traditionally defined as “Energy Performance Certificate” and it appears as a written document in which the energetic performance of the building is declared and certified, in a summary and unitary form, detailing the main thermal and energy features of the construction and its related facilities, resulted from the thermal energy analysis.
Why is a Energy Performance Certificate necessary?
Starting from the actual characteristics of the construction - related facilities system, the Energy Certificate sets the building in classes of energy and environmental performance and also gives the house an energy score which gives the buyer information on the actual energy consumption, so as to what the monthly maintenance costs are and how much money the buyer has to spend in order to bring the house to “optimal” parameters.
The Energy Certificate will lead to a more accurate determination of house prices meaning the prices for houses with a higher energy score will increase as they are easier to maintain, to the detriment of those with lower energy efficiency. Thus the client will decide whether to purchase a building featuring a Class A energy efficiency, or a building with Class E and considerably reduced efficiency.
What are the classes of energy performance that buildings are classified by and the grades that are granted?
Depending on energy performance, buildings are classified in 7 classes on an energy scale, from class A characterized by the lowest energy consumption, to Class G which features the highest specific energy consumption.
The scoring system is from 1 to 100 and the grade is calculated based on a well-established criteria, being as high as the building’s energy efficiency.
Who creates the Energy Performance Certificate, and how long is it valid for?
Both the Energy Performance Certificate and the Energy Audit of the building are prepared by energy auditors for buildings authorized by the Ministry of Regional Development and Housing. The certificate is valid for 10 years.

Rehabilitation costs can only be estimated by specialists, energy auditors for buildings, following the energy audit and the economic analysis of the measures needed to perform an energy rehabilitation of the building.
What kind of savings can be obtained by performing a thermal rehabilitation of the block we live in?
Measurements made on pilot buildings show a decrease in heat consumption by up to 60%. In other words, if a building used to have a heat consumption of 50 Gcal, during peak months, after rehabilitation the thermal energy consumption of the same building, in the same months and in similar temperature conditions, may decrease to just 20 Gcal.
